This villa is a splendid holiday villa with private pool located in a natural park at only 7 km away from the hustle and bustle of the city. Located in the Umbrian hill near Tuscany.

The farmhouse is 250 m2 wide consists of two main floors, the mezzanine floor and the lower floor, which together have 4 double bedrooms to comfortably accommodate up to 8 adults and one child. The bathrooms are four, of which three are equipped with shower and one with bathtub.
The ground floor consists of living room, kitchen, double bedroom and bathroom.
The large living room has a fireplace, sofas and chairs; The kitchen is modern and perfectly functional with a view of the garden and the pool. From the dining area with table for ten people you can access the patio, which is also comfortably equipped for outdoor summer meals.
A comfortable spiral staircase in stone connects the main floor with the mezzanine with a bedroom and a bathroom and the floor below. The latter consists of laundry room, cellar, wardrobe, two double bedrooms, two bathrooms, one with shower and the other with bathtub.
From the rooms downstairs you have direct access outside for a leisurely breakfast in the garden.
All windows and doors are equipped with mosquito nets.
The property can comfortably accommodate up to eight adults and one child and is equipped with satellite TV, heating and air conditioning (for an extra charge, but air conditioning is rarely necessary due to the hilly location).

The pool is fully covered with tiles, has an electrolytic salt disinfection system measuring 12 x 6 meters and has a progressive depth of up to 1.50 meters. The swimming pool is open in high Season. In Mid Season will be open in according to owner's decision.
The garden with olive and oak trees surrounds the villa and includes a patio for outdoor dining and a barbecue area with oven. The villa, completely independent and enclosed by a fence, has a private access road.
